Execute Buyer Agency Agreement

1. Due to new NAR laws buyers now have to sign a Buyer Agency agreement before showing any property.

Know your financials

1. Are you obtaining a mortgage or paying with cash?

2. Get a pre-approval letter from your lender if you are obtaining a mortgage.

3. Learn about your closing costs and monthly payments for the price rage you are looking to buy.

Start your home search

1. Find a real estate professional you trust and want to work with.

2. Talk with your real estate agent about your budget.

3. Discuss location, must-haves, deal breakers, and style of home you want.

4. Tour homes that fall into your criteria.

Put in an offer

1. Your agent will send you discloses for the chosen property.

2. Your agent will then run comparisons for the chosen property to help guide you on price of the offer.

3. Discuss closing date and contingencies that are needed if any.

4. Get your offer accepted.

Your Offer is Accepted

1. Schedule your inspection with a trusted inspector (I am happy to provide suggestions).

2. Collect the earnest deposit money and place it in escrow within 48 hours of a signed contract.

3. Apply for a mortgage with the lender of your choosing and send them the PA.

Perform inspection and Appraisal

1. Add a sewer scope and radon test to your inspection.

2. Review inspection report and if any issues arise decide to either ask for repair, ask for concession at close, repair yourself, or if they are issues you cannot get past get a mutual release from your contract.

3. Take pictures and measurement of anything you would like to as this could be the last time you are in the home before the final walkthrough.

4. Your agent will let your lender know if you are proceeding and they will order the appraisal.

5. If the appraisal comes back at or above the purchase price give satisfaction of contingencies, if not use your agent to try and negotiate.

Get ready to close

1. Make sure all parties are on track to close by closing date.

2. Schedule movers.

3. Request closing documents from the title company and lender.

4. Get clear to close! 

5. Set up the wire transfer or cashiers check from your back to bring to closing.

6. Set up utility transfer for DTE and Consumers Energy.

Closing and Key Delivery

1. Do your final walkthrough the day before.

2. Bring your photo Id.

3. Receive the keys.

4. CELEBRATE.
